• There is heavy flooding in the area when there is a steady downpour of rain. It is noted that permeable blocks are to be used in the front garden. It is suggested that permeable paving is also used in the back garden.

• There are issues regarding crossover access as this will reduce the number of parking bays available in an area where there is already restricted parking on a busy road and junction. Two schools are also in the vicinity and children are dropped off and picked up which exacerbates the problem.

• There has been a loss of trees and soft landscaping will be required.

Following comments made on the Landscape and Ecology Plan, some limited amendment have been made to the extent of tree planting adjacent to the public right of way and to provide a railing between the proposed play area and access road/ parking.

To outline application:
We support the comments made by Kent Police and by KCC which all relate to security and screening. Plenty of trees, not saplings, in strategic positions due to close proximity to motorway and high levels of pollution in the area. We support comments and recommendations made by Ecology Impact Assessment in respect of reptiles, bats, nesting birds. We agree with the SDC housing policy planning officer’s comment that the affordable housing on the site should be houses (with gardens) and not flats.

11428 Land East Of Swanley Park – Appendix A, B & C
Following Sevenoaks District Council’s ‘call for sites’ for the emerging Local Plan, we have been approached by a landowner for the Town Council’s views on their submission of a parcel of land East of Swanley Park. It is important to note this is not a live planning application.

STC COMMENTS:
Interesting proposal but any woodland should not be transferred to Sevenoaks District Council but to a body that we would trust not to develop the land, and to keep it as woodland in perpetuity.
Potential to widen New Barn Road. We reserve the right to make a formal comment on this at a later stage.

An appeal has been made to the Secretary of State against the Sevenoaks District Council’s refusal of planning permission for the development described above.
